Before You Buy will give you a comprehensive report showing and explaining any defects associated with the property — from the subfloor to the roof. You will receive a full report on any areas that require attention or repair in the grounds area, including drainage (all visual), also explaining areas that could be high risk to water ingress and may require attention in the near future.
An invasive moisture test will be conducted as part of the inspection. You will receive the report, with photos, via email within 24 hours of the inspection for viewing.
Before You Buy also project manage any tasks surrounding council requirements. We can take care of all relevant paper work, assist in completing outstanding council consent requirements (CCC), and help with obtaining a certificate of acceptance for any non-consented building work (COA).

With nearly 20 years’ experience in the residential construction industry, building over sixty million dollars’ worth of homes, Craig Linn brings a vast amount of knowledge and expertise to the building inspection business.
Craig is not only a qualified builder, he also has a diploma in Building Surveying, and has spent the last two-and-a-half years as a residential building inspector for Auckland Council — focusing on all types of residential homes in the Auckland central area from small renovations to high-end, multi-million dollar homes, from footings to final inspections. He is of such high calibre that he has appeared as the case manager for the well known TV3 television shows The Block and My First Home, as well as being the resident builder on the TV2 show Homesick.

You need to be aware that it is possible for problems in a house to be disguised to prevent detection. If you notice things that were not visible at the time of our inspection visit on the day you move into the property then you should immediately contact us to discuss.
